Schedules of Condition Explained
A Schedule of Condition is a written and photographic record of relevant parts of the adjoining property before building work begins.
Evidence
It records existing cracking, finishes and defects.
Fairness
It protects both owners from mistaken or exaggerated damage allegations.
Reference
It provides a baseline for comparison during and after work.
What the inspection covers
The extent depends on the work and access provided. A typical report records relevant rooms, walls, ceilings, floors and external areas close to the project. It does not guarantee that damage will not occur and is not a general building survey.
Frequently Asked Questions
Is a Schedule legally compulsory?
Not in every case, but it is often a sensible and proportionate safeguard.
Who receives the report?
Normally both owners or their appointed surveyors retain a copy.
When should it be prepared?
Before notifiable construction begins.
